The Process
How ASTEC Re-Ply Works
Five phases. Every step engineered to the same specification we install on military and Fortune 500 roofs.
Roof Survey & Qualification
Free, no-obligation. We walk the roof — sometimes with infrared imaging — to map substrate condition, wet insulation, fasteners, flashings, and penetrations. You get a written report. Roughly 85–90% of commercial roofs qualify.
Targeted Repair Phase
Typically less than 10% of the roof area needs repair. We replace wet insulation, tighten fasteners, and rebuild compromised flashings, drains, and penetrations — all itemized in your fixed-price proposal.
Surface Preparation
Substrate-specific. Metal gets pressure washing and rust neutralization. Single-ply gets chalking neutralized. Asphalt gets cleaned and primed. The right prep is what makes the warranty hold up.
Waterproofing
Every seam, fastener, and penetration is sealed with butyl-backed tape and reinforcing poly-cloth, then coated with ASTEC Base Sealer. For ponding areas, continuous mesh is embedded under the coating.
Finish Coating
Multiple monolithic layers of ASTEC 2000 Re-Ply Finish Cool Roofing — applied in passes engineered to your warranty term. The result: one seamless, white, ceramic-impregnated membrane. No seams left to fail.

Will ASTEC stop our leaks?
Yes. The system creates a single, monolithic, seamless membrane over your entire roof — including every seam, fastener, penetration, and flashing detail. The most common failure points on traditional roofs are precisely what Re-Ply eliminates.
Will it handle ponding water?
On most roofs, yes. For roofs with significant ponding, we use the fully reinforced specification with embedded mesh fabric. The roof survey tells us which spec your building needs.
Do we need to tear off the existing roof?
No. That's the entire point — and the source of most savings. Even when building code would normally force a tear-off because two layers exist, Re-Ply is the code-compliant alternative.
Will my roof qualify?
About 85–90% of commercial roofs we inspect do. The substrate needs structural integrity, insulation must be largely dry, and seams/penetrations must be repairable. A free survey gives you the answer in writing.
How long does installation take?
A typical project that would take 4 months to tear off and replace can be restored in roughly 6 weeks — without facility shutdown. We give you a fixed schedule with the proposal.
Is the warranty actually backed?
