Crew applying white ASTEC Re-Ply roof coating on a large commercial building in West Texas

Your Roof Doesn't Need
to Be Replaced.

It Needs to Be Restored.

ASTEC Re-Ply is a fluid-applied coating system that turns aging metal, single-ply, and asphalt roofs into seamless, watertight, energy-saving membranes — without tearing off the old roof.

~50%

Lower Cost

No tear-off labor. No landfill fees. No facility shutdown. The savings come from skipping every cost a tear-off forces you to absorb.

40%

Cooling Savings

0.87 solar reflectance. Up to 65°F drop in roof surface temperature. Energy Star & LEED qualified — a measurable HVAC savings line on your P&L.

0 Days

Downtime

Crews work entirely from the roof, on a building that keeps running. No tear-off, no cranes, no production lost.

See the Difference in Thermal Imaging

The thermal image shows what the white ASTEC coating reflects away. The coated section reads 109°F while the uncoated dark roof reaches 173°F — a 65°F difference that translates directly to lower cooling costs.

Roof Types We Coat

Metal Roofs

Standing seam, R-panel, corrugated steel. Encapsulates rust, locks down fasteners, stops thermal cycling damage.

  • Rust encapsulation
  • Fastener lock-down
  • Seam sealing
  • Thermal protection

Single-Ply

TPO, EPDM, PVC. Covers failing seams with a continuous monolithic membrane. Eliminates UV degradation.

  • Seam coverage
  • UV protection
  • Adhesive failure fix
  • Full membrane

Asphalt / BUR

Modified bitumen, cap sheet. Restores watertight surface over existing layers — even on 2-layer roofs without tear-off.

  • Crack sealing
  • Penetration flashing
  • Ponding protection
  • No tear-off needed

Flat & Low-Slope

Any substrate with ponding water. Reinforced spec with embedded mesh fabric for problem drainage areas.

  • Ponding water rated
  • Mesh reinforcement
  • Thermal shock relief
  • Code-compliant

How ASTEC Re-Ply Works

Five phases. Every step engineered to the same specification we install on military and Fortune 500 roofs.

1

Roof Survey & Qualification

Free, no-obligation. We walk the roof — sometimes with infrared imaging — to map substrate condition, wet insulation, fasteners, flashings, and penetrations. You get a written report. Roughly 85–90% of commercial roofs qualify.

2

Targeted Repair Phase

Typically less than 10% of the roof area needs repair. We replace wet insulation, tighten fasteners, and rebuild compromised flashings, drains, and penetrations — all itemized in your fixed-price proposal.

3

Surface Preparation

Substrate-specific. Metal gets pressure washing and rust neutralization. Single-ply gets chalking neutralized. Asphalt gets cleaned and primed. The right prep is what makes the warranty hold up.

4

Waterproofing

Every seam, fastener, and penetration is sealed with butyl-backed tape and reinforcing poly-cloth, then coated with ASTEC Base Sealer. For ponding areas, continuous mesh is embedded under the coating.

5

Finish Coating

Multiple monolithic layers of ASTEC 2000 Re-Ply Finish Cool Roofing — applied in passes engineered to your warranty term. The result: one seamless, white, ceramic-impregnated membrane. No seams left to fail.

White Is Green

ASTEC Re-Ply meets or beats all known public and private standards for cool-roof credits and incentives. The system qualifies under EPA Energy Star, LEED, California Title 24, ASHRAE 90.1, and Green Globes.

Nationally, 8–10 million tons of roofing debris is sent to landfill every year. Restoration eliminates that for your project. ASTEC roofs offset an estimated 3 million metric tons of CO₂ annually.

Tax advantage: An ASTEC restoration can typically be treated as a maintenance expense (immediately deductible) rather than a capital improvement. We'll provide whatever documentation your accountant needs.

Frequently Asked Questions

Will ASTEC stop our leaks?

Yes. The system creates a single, monolithic, seamless membrane over your entire roof — including every seam, fastener, penetration, and flashing detail. The most common failure points on traditional roofs are precisely what Re-Ply eliminates.

Will it handle ponding water?

On most roofs, yes. For roofs with significant ponding, we use the fully reinforced specification with embedded mesh fabric. The roof survey tells us which spec your building needs.

Do we need to tear off the existing roof?

No. That's the entire point — and the source of most savings. Even when building code would normally force a tear-off because two layers exist, Re-Ply is the code-compliant alternative.

Will my roof qualify?

About 85–90% of commercial roofs we inspect do. The substrate needs structural integrity, insulation must be largely dry, and seams/penetrations must be repairable. A free survey gives you the answer in writing.

How long does installation take?

A typical project that would take 4 months to tear off and replace can be restored in roughly 6 weeks — without facility shutdown. We give you a fixed schedule with the proposal.

Is the warranty actually backed?

Yes — by ASTEC, not just by us. The Renewable Warranty covers material and labor, and ASTEC has been honoring this warranty since 1986. The Naval Aviation Museum (2003 install, 2015 renewal, coverage to 2025) is one proof point.
